BUILDING SURVEYOR’S INSPECTION REPORT
The Building Surveyor’s Inspection Report is a comprehensive report, detailing the construction and condition of a property, including all elements of the building fabric. In addition, advice and recommendations are provided, highlighting any shortcomings within the premises. If appropriate, requirements for further investigations by specialists, such as engineers or services consultants may be identified.
This type of report is normally instructed by individuals, companies or lending institutions prior to purchasing or leasing a property and can be combined with valuation advice, if requested. The inspection report can also be useful for clients who wish to assess the condition of their own premises prior to marketing, whether for outright purchase or for leasehold properties.
DEFECT DIAGNOSIS & ANALYSIS
This service involves exploration and investigation, often in conjunction with other consultants, to determine the cause and subsequent remedial action associated with any defects in a building.
Instructions can stem from a building survey or an enquiry relating to a specific defect. According to the clients’ requirements, the findings of this report may be costed, and liabilities associated with leasehold obligations (or other) are advised of to assess any commercial risk.
REPAIR & MAINTENANCE
The benefits of a planned maintenance regime are easily measurable over time, resulting in the increased lifespan of plant and materials and minimisation of disturbance arising from premature failure. Tangible benefits are gained by implementing a planned maintenance strategy, particularly where there is a leasehold interest. RM Consulting also assists clients with reactive maintenance problems in buildings and facilities on a one-off basis and may thereafter co-ordinate the required work.
