SCHEDULE OF DILAPIDATIONS

When a property is leased, the tenant or leaseholder will often take on a responsibility for the repair and redecoration of the premises. The formal means of the Landlord presenting the assessment of repairs required, is through a Schedule of Dilapidations. RM Consulting can act on behalf of a landlord in the preparation of a Schedule of Dilapidations, or the tenant to counter a schedule served.

SCHEDULE OF CONDITION

Full Repairing and Insuring leases are onerous legal contracts. Occasionally, the parties entering into the contracts agree to restrict the terms of the lease.  A Schedule of Condition can be prepared by RM Consulting in such an instance to record the property condition for agreement by the two parties.

For a Schedule of Condition to be of best value and ultimately a legally binding document, it should be annexed to the lease documentation.
