DISABILITY DISCRIMINATION AUDIT

2004 will saw the enforcement of the Disability Discrimination Act giving councils and local authorities the powers to have publicly accessible properties retrospectively upgraded to facilitate disables people.

This includes access ramps, disabled toilets and visual aids. A RM Consulting audit will identify deficiencies and potential areas of non-compliance generating a report and strategy for implementation and required works which includes scrutiny of risk assessments and construction method statements.

HEALTH & SAFETY AUDIT

A general obligation exists in respect of health and safety. RMC are able to carry out an audit to determine compliance and identify a strategy for remedial action relating to any deficiencies.

THE FIRE (SCOTLAND) ACT 2005 AND THE REGULATORY REFORM (FIRE SAFETY) ORDER 2005

This new legislation supercedes much of the previously existing fire safety legislation, for example Fire Certificates shall no longer be issued. The emphasis now is on Fire Risk Assessment. The legislation imposes a general duty of fire safety care on a “Responsible Person” and also on any other persons having control of buildings.

RM Consulting staff have experience in carrying out Fire Risk Assessments where we have fulfilled the role of Assessor on behalf of the deemed “Responsible Person”.

ASBESTOS AUDIT

From May 21st 2004, persons responsible for non-domestic property have been required to know about asbestos in their premises, where it is and assess the condition of any asbestos containing materials (ACMs), in order that they can advise both employees and anyone else liable to come into contact with it. 

The Control of Asbestos at Work Act 2006 defines such a person as the “dutyholder” and this can either be anyone who owns, manages or occupies property.

RM Consulting undertake Asbestos Audits for commercial, industrial and retail property types.

We can assist in the production of audits over singular or multiple properties, and where necessary the formulation of an Asbestos Register, which would be used for identification, monitoring and review purposes on an annual basis for all ACMs determined during the course of audit inspections.

RM Consulting employ dedicated P402 Qualified Surveyors, the industry standard for undertaking Asbestos Audits, including all Types 1, 2 and 3 of audit surveys.
