Ramsay McMichael were instructed by the Co-owners to act as Designer, Principal Designer, and Contract Administrator for fire damage reinstatement works to eight flats within a traditional tenement in Victoria Road, Govanhill in the south side of Glasgow. The works also included making safe, structural repair, and compartmentation works within the ground floor restaurant.
We provided initial advice to insurers, and liaised with Glasgow City Council on statutory consent requirements.
Thereafter, the building was surveyed, fabric materials tested, reinstatement works designed, then tendered with the full procurement process, including tender review, followed by submission of tender report.
Following appointment of the Principal Contractor, we managed the Contract Works, including agreement of Valuations, and Cost Control of Variations, whilst liaising with the Managing Agent and several Loss Adjusters. This included the identification of dry rot, which affected three flats, and had the potential to cause serious delay.
The project was delivered within the revised budget and programme, and has since been reoccupied by the restaurant owner and residents.
